Position Summary:
The Property Manager is responsible for overseeing the overall performance and operations of the property, ensuring compliance with regulations, managing budgets, and fostering strong tenant relationships. This role is crucial in maintaining resident satisfaction and optimizing the financial success of the community.

Key Responsibilities:

  • Manage property performance, including occupancy rates, rent collection, budget management, and asset maintenance.

  • Conduct regular property inspections to uphold health, safety, and aesthetic standards.

  • Develop and execute marketing and leasing strategies to maximize rental income.

  • Foster positive tenant relationships and enhance the overall customer experience.

  • Build partnerships with local organizations, housing agencies, vendors, and community representatives.

  • Ensure compliance with Fair Housing regulations and company policies.

  • Oversee leasing requirements for various funding sources such as LIHTC, HUD, HOME, and more.

  • Meet key performance indicators, including occupancy rates, maintenance response times, and financial goals.

  • Process tenant applications, move-ins, and recertifications in compliance with company standards.

  • Coordinate unit turns, maintenance requests, and property improvements.

  • Prepare and submit weekly and monthly reports.

  • Assist in the development and management of the property’s annual budget.

  • Monitor and enforce rent collection policies.

  • Perform daily walkthroughs of common areas and grounds to ensure curb appeal and maintenance needs are met.

  • Obtain and assess vendor bids for property services and repairs.

  • Address tenant concerns professionally and promptly.

  • Work collaboratively with other departments, including accounting, compliance, and asset management.

  • Uphold company values and commitment to quality housing and customer service.

  • Perform other duties as assigned.

Qualifications:

  • High school diploma or equivalent required.

  • Minimum of 2 years of relevant property management experience.

  • Supervisory and LIHTC/Affordable Housing experience preferred.

  • Strong leadership, conflict resolution, and customer service skills.

  • Proficiency in Microsoft Office applications (Teams, One Drive, Outlook, Word, Excel, Power Point).

  • Experience with Yardi, Adobe, and other web-based platforms is a plus.

  • Professional demeanor, high ethical standards, and integrity.

  • Strong organizational skills, attention to detail, and ability to multitask in a fast-paced environment.

  • Effective verbal communication and interpersonal skills.
